Grimaldi's Pizzeria has divested its company-owned Bell Tower location in Fort Myers to UNIV Hospitality of Fort Myers, LLC, a move that signals a strategic shift toward franchise-driven growth in Southwest Florida. The Fort Myers-based hospitality company, led by principals Gary Patel and Anil Harkhani, has simultaneously signed a franchise development agreement to open five additional Grimaldi's restaurants across Sarasota, Lee, and Collier counties. The existing Bell Tower location will continue operating under the Grimaldi's brand as part of UNIV Hospitality's portfolio. "We're excited to welcome Gary, Anil and the UNIV Hospitality team to the Grimaldi's franchise family," said Michael A. Flaum, COO of Grimaldi's Pizzeria. "Their experience and commitment to hospitality make them a strong partner as we continue to grow the Grimaldi's brand." Southwest Florida becomes Grimaldi's third domestic franchise territory, following Alabama and Iowa. The Brooklyn-based pizzeria chain operates company-owned locations in Tampa, Palm Beach Gardens, and Miramar Beach. "With the acquisition of Grimaldi's Bell Tower restaurant and plans to expand across Southwest Florida, we look forward to building on the restaurant's success and bringing Grimaldi's to even more communities throughout the region," said Anil Harkhani. "We plan to bring the same family-friendly, casual yet upscale atmosphere and award-winning pizzas to communities across southwest Florida." Grimaldi's is known for its coal-fired brick-oven pizzas made with a secret-recipe dough and fresh mozzarella. The menu also includes calzones, salads, starters, and house-made New York-style cheesecake.
Why It Matters
The transaction reflects a broader trend among established casual-dining chains to accelerate expansion through franchising rather than company-owned development. For operators, it signals Grimaldi's confidence in the Southwest Florida market and demonstrates the brand's willingness to partner with experienced hospitality operators to reach new communities efficiently.
